If you have held a capital gain in the last calendar year then you will be entitled to an investor's benefit in the current year. The amount of this benefit is usually referred to as the investor's capital gain. In the UK, however, there are two different types of this benefit. These are known as first-time home buyers' allowance and first-time property investors' allowance. When you pay any amount in respect of capital gains tax between the end of the financial year and the beginning of the next, it is said that you have paid the capital gains tax. If, at any time during the year, you sell a property for a gain of more than your liability to pay (first-time home buyer's allowance) then you would have paid capital gains tax. There are several exceptions to this principle. For example, you may have paid the tax if you acquired the property as a result of an inheritance. However, in cases where you actually use the property as your principal residence and for a period of more than one year then you will have to pay the tax on the basis that you would rent the property (which is treated as an investment). A large number of people who purchase residential properties are interested in either purchasing a flat or a bungalow. A flat is a term used to describe a relatively small unit within a complex housing development. On the other hand, a bungalow is defined as a unit that doubles up as an attic or a veranda. The investor must determine the market price per square foot of each of these properties and compare it to the market price per square foot for similar properties in the same area. He then takes the difference - the investor must take into account only the fair market value of the existing buildings (which includes any rent received and any leasehold improvements) rather than taking into account any expenses payable for improvements. The cost basis of a property is determined by subtracting the current market value of the property from the amount by which the sale price exceeds the balance of the mortgage. The cost basis of the mortgage is usually the total of the unpaid balance plus the outstanding amount of all loans against the property (other than the cost of the mortgage). This cost basis is usually higher than the amount by which the seller pays the selling price but it is still below the buyer's buying price. Once the investor has determined the cost basis of the property, he may deduct expenses incurred for improving the property (which may include eliminating obsolete building features and installing new features if necessary), paying professional fees for inspections, and making repairs. Selling an existing house at a profit is possible and can occur faster than constructing a new house because the selling price is less than the value of the land on which it sits. There are a number of different methods that investors use to calculate the cost basis of their properties. They use the amortization method, the income method, or the cost of capital. In the income method of calculating cost basis, the investor divides the current market price of the property by the total amount paid to improve the property each year. The amortization method on the other hand considers the present value of the property as of the date of purchase minus the depreciation amount that would be charged to the buyer for the property. It is important to remember that each method of costing property should be treated separately so that the full amount of the investment would not be underestimated. This is especially important for investors who are unfamiliar with property investment. Some of these methods are more accurate than others and it would be unwise to underrate an asset simply because an investor has been able to successfully sell it for a profit. Likewise, it would be unwise to estimate the cost basis of an asset based on the amount of depreciation that it has incurred in the past. A thorough analysis of all methods should be performed in order to obtain the most accurate results. When selling property, an investor should consider the current market conditions when determining the selling price. Although it may seem logical to base the selling price on the current value of the property, this approach could pose as a problem if the market is already overheating. Real estate professionals recommend that the selling price is set at an amount that would yield a higher return on investment. However, in some cases, the selling price could be based on the cost basis of the property. In any case, it is important for an investor to understand how to properly valuate an asset before making a decision regarding its sale.
